Unlike the Broncos, the RBA did not surprise us with a last minute pivot and win. Adopting a cautious stance as inflation remains sticky and economic conditions are still somewhat uncertain, the RBA announced that the cash rate will remain at 3.60 per cent until the next meeting in November.
Despite the measured approach, it’s not all doom and gloom. We anticipate that in particular properties sub-$1 million will experience a lot of momentum as we head toward the end of the year. Major changes to the First Home Guarantee came into effect on Wednesday, widening the pool of properties and buyers eligible to apply for the scheme. Here’s what you need to know:
- Income caps have been removed; more people can now access the scheme, including high income earners
- Caps on available spots have been removed and are now unlimited; no one misses out due to the scheme being full
- Property price caps (in Brisbane) have increased to $1 million; limits have been adjusted to align with property price growth
- The regional scheme will now be integrated into a single, unified scheme; no more complicated structure

This one bedroom apartment in the ‘Nouvelle’ building has hit the market just in time for the first wave of first home buyers to leverage the expanded scheme. It comes as no surprise that we have had overwhelming interest in 319/38 Skyring Terrace since the pre-market viewing last Saturday, and something tells me this one won’t be up for grabs for long!
Don’t miss the first open home this Saturday at 10.40 AM to take a look inside this fantastic turn-key property in an incredible location!

For those looking for a larger home in the same pocket of Teneriffe, Unit 58 in The Cannery just launched earlier this week, and it’s not just any apartment. This is a rare opportunity to secure a corner residence on the Vernon Terrace side of the complex, overlooking the surrounding Woolstores, with city glimpses in the distance.
Set across two levels, enjoy fantastic separation between the upstairs bedrooms and downstairs living areas, with a large balcony on each floor, surrounded by lush treetops. We’ll be holding our first open home there on Saturday at 10.40 AM.
We had a stacked day of open homes last Saturday, and it turns out so many of you were happy to join us until minutes before kick off (how good was that win?!) ! We’ve got an exciting lineup for you to view this week, but first, let me tell you about the properties we won’t be showing you this weekend.

Unit 47 on the top floor of Teneriffe Apartments sold for $1,200,000 earlier this week. I have no doubt our buyers will enjoy this charming new home in arguably one of Teneriffe’s most exciting pockets. With a stunning antiques centre on street level and just a short walk or drive from Gasworks Plaza and James Street, surrounded by a number of cool cafes, bars and restaurants, the lifestyle on offer is simply unbeatable!

Signboards are few and far between for us, so when we get an opportunity to apply a sold sticker with our buyers, we jump at it! Just a few blocks further along Commercial Road, 11/45 Doggett Street too has sold!
With sprawling views past The Calile Hotel towards the CBD, this light-filled home was snapped up for $1,320,000 and will also make a fantastic residence for the new, happy owners.

Next week, we’ll be launching the campaign for this top-floor residence in the ’Canopy’ complex. A spacious apartment overlooking neighbouring parklands, you’re just a stone’s throw from Mt Coot-tha. I’m not particularly big on hiking, trail running, or mountain biking (unlike Josh who was once a pro), but if you are, this unit could not be better situated!

It wouldn’t be The Percival Press without another wonderful Woolstore opportunity launching soon, and I can’t wait to begin the campaign for this Teneriffe Village residence. Spanning 196 SQM across a single level with a rare external balcony, enjoy all the perks of a house (think a separate storage room and a spacious laundry), with the lock-up and leave perks of an apartment. Your last chance for an exclusive preview is this Saturday at 1.35 PM before this property hits the market!

Teddy Swims was thankfully cleared in time to open the NRL Grand Finals on Sunday, and I have cleared my entire evening for one of the biggest nights of the year. I will be settling in for an evening of heart racing, first clenching and hopefully, much to my dog’s despair, lots of yelling and cheering.
If NRL is not for you (no judgement, my partner still refers to the Raiders as “the Vikings” despite living here for nearly ten years) a trio of West End’s best bars and eateries might be more up your alley. It’s been a hot minute since I’ve been to Hardgrave Road (probably pre-COVID, when it was more grungy, and way less cool), but a street party with specials from Cafe Disco, Mama Taco and Bar Hugo promise a fun night to celebrate the last long weekend of the year!
Talk soon*,
*about the Bronco’s taking home the trophy this season, hopefully
