SORRY, WE SOLD IT. AGAIN.

The campaign of 223/88 Macquarie Street was a blink and you’ll miss it situation. We set the campaign live late Monday afternoon, and by mid-morning Tuesday, had a signed, unconditional contract in hand. I didn’t even get a chance to share the updated photos with you!

How do these record-breaking transactions happen? We made the recommendation to style this vacant home prior to running a campaign to help buyers envision the space as their home. The original features of this Dakota Woolstore, carefully highlighted by LUMA Design Co’s styling and John Wren’s art works immediately caught the eye of a buyer ready to act.

A combination of the right factors and our team’s ability to advise on marketing strategies and negotiate at any time of the day made it all come together, achieving a fantastic result for the building.

If you were hoping to get your hands on a property in the same building with an external balcony, you’ll be thrilled to know that 227/88 Macquarie Street might take your fancy. Reach out for more information about this pre-market opportunity!

While we’re on the topic of opportunities, Unit 217 in the Saratoga Woolstore is one you really shouldn’t miss. With several living spaces spread across a single level, discover an apartment that feels like a house. In a unique position on the front of the building, enjoy a lovely outlook over Macquarie Street – check it out for yourself on Saturday at 9am!

10/18 Helen Street, Teneriffe

Should timber floors and brick walls not be your thing (I can’t relate, but to each their own), 10/18 Helen Street might just be your cup of tea. Offering low-maintenance living with sleek interiors and more practical storage space than I’ve ever seen in an apartment, the star of this sub-penthouse apartment is the large entertainer’s balcony. Completely covered, with retractable metal louvres for privacy and weather protection, take in the lovely south-eastern aspect toward Teneriffe Hill. Perfectly positioned between Teneriffe and Newstead, enjoy lock-up and leave convenience at the intersection of Brisbane’s most vibrant suburbs. Come check it out this Saturday at 2.30PM!

The Brisbane property market seems to buck trends just as much as the city’s thermostat. Similar to the unexpected nearly 30 degree day we had earlier this week, buyers are not retreating to hibernation as winter approaches. Why doesn’t Brisbane follow the same seasonal market patterns as our neighbours closer to the Bass Strait?

I’d argue that the River City is at its finest during the winter months – the mornings are crisp, the afternoons mild and the sky (mostly) blue – we simply don’t experience the same mass exodus as the southern states when the weather cools. If I may say so myself, we’re heading into peak season for open homes, so naturally, our Saturdays are stacked with pre-market properties for keen buyers to discover! I teased a few that’ll be launching soon on Instagram and the response has been fantastic.

Today, we’re putting the final touches on 56/110 Macquarie Street just in time for the first open home on Saturday at 9.45AM! Opportunities in the Teneriffe Village Woolstore are few and far between, so I highly recommend making the time to stop by this apartment with a study and ample storage throughout!

Buyers can sense that there’s another shift on the cards for our local market and they are ready to act fast. The turbulence caused by the ‘Trump Effect’ has already driven investors toward the relative stability of residential property while they closely observe the volatility of the financial markets.

On our shores, Labor’s recent win will inevitably increase pressure on the market due to the expansion of the 5 per cent deposit scheme for all first home buyers, irrespective of their income. Even more buyers will enter the market as the policy change comes into effect, and those in a position to grow their portfolio or invest into their first home are already bracing for the impact of these changes by putting in offers on properties without hesitation.

In this environment, pre-market opportunities can be incredibly beneficial; as a subscriber to this email, you’re already on the front foot to get a first look at properties that we’ll be launching soon!

If you have not yet spoken to a mortgage broker about your next move, let this be your sign to do so before you fall head over heels in love with a property. Having your finance sorted puts you in a much stronger position when negotiating a purchase and allows you to shop with confidence, knowing exactly what budget you can work within.

I am notorious for calling Paul Hixon from Loan Market New Farm at all hours of the day to assess whether my plans are feasible, and you best believe that together with his team, they work at the speed of light to find a solution. If you’re thinking of buying, selling or wanting a clear idea of how much you can spend on a property, reaching out to them is a non-negotiable.

We may not be able assist you with your home loan, but we can certainly help you buy or sell your next property – see you tonight or on Saturday at our next open homes!

Ben
