Whether it’s a debrief about Tommy’s calamari (world-class, they both agree), making plans for dinner (this week it was Bar Monte’s brand-new Newstead location), or sending each other novelty drinks and dishes on TikTok, if there is something new and noteworthy, these two are all over it.
When it comes to our latest listings, they are naturally all over it as well, and after reading this email, so will you!

If you’ve been patiently waiting for a Woolstore apartment with an external balcony to pop up, this is it! 201/24 Macquarie Street features an incredibly spacious, sheltered outdoor area, perfect to enjoy the balmy evenings that are slowly coming back! Join us for the first open home in this spacious corner apartment on Saturday at 9 AM – between our massive flag and the queue outside Kin, it’ll be hard to miss!

If a smaller footprint is what you want, 207/50 Macquarie Street might be exactly what you are looking for! A one bedroom apartment on the river side of the Saratoga Woolstore, this unit features quite an impressive renovated bathroom, if I may say so myself. We’ll be there at 9.45 AM on Saturday if you want to have a peek.
We’ve got a stacked day of open homes coming up tomorrow – we’ll be out and about until roughly 3pm, so there’s plenty of time for you to pop through a diverse array of properties all around 4005! I’ve laid them out for you below, so you can pencil the properties that take your fancy in your diary!
Unfortunately, it doesn’t seem like the RBA’s meeting at the end of this month will bring a further cut, despite inflation nearing its target. The odds of a September drop have declined to 12 per cent, however buyer confidence remains unaffected.
In fact, the upcoming changes to first home buyer incentives in Queensland have buyers pawing at the gate as income restrictions are lifted and the property price cap in Brisbane moves up to $1 million from October 1.
Unsurprisingly, properties all the way up to $1.5 million are incredibly fast-moving, in particular properties that have been updated or renovated. We’ve noticed an uptick in owner occupiers looking for homes that are turnkey, in prime inner-city locations, which they can move into without having to lift a finger or bear the unpredictable cost of a renovation.
This ground floor unit in The River Gallery is one such move-in ready home, in arguably one of New Farm’s finest pockets, selling last week for $825,000. It also happened to be John’s first campaign as a lead agent, so naturally, we had to make sure we got a photo for the memory bank!

We’re a few days shy from launching several more fantastic opportunities on the border of Teneriffe and Newstead. On the top-floor of The Cannery, a renovated, rare three bedroom opportunity with two car spaces will be coming to the market soon. Please let me know if you’d like to join us for the pre-market viewing next Saturday, 29 September.

Preparations are also underway for the sale of a one bedroom apartment in Nouvelle. Its glass facade overlooks the neighbouring W4 Woolstore, with glimpses of the Mactaggarts Woolstore across the road. At the intersection of Teneriffe and Newstead, within walking distance to many of the city’s coolest spots, this apartment makes for a fantastic first home or investment opportunity. As always, you’ll be the first to know about any pre-market viewings coming up while we prepare the campaign.
On that note, I hope we’ll see you at our open homes tomorrow.
Talk soon,
Ben
