The team behind a number of Brisbane’s consistently highest-ranked venues, including Idle, our new, somewhat local, bakery/deli have finally revealed the opening date of their latest venture.
Centered around wood-fired Middle Eastern cuisine and Anyday’s familiar warmth and hospitality, Golden Avenue’s interiors have been designed by award-winning J.AR OFFICE. A refreshing take on brutalism, sitting between Edward Street’s heritage buildings, you can indulge in their mouth-watering oriental menu from Tuesday, 26 August.

What does this have to do with property you wonder? Absolutely nothing, but I know that at least half our faithful readers are mainly here for restaurant recommendations. I have no doubt my team will pencil this in as our Christmas lunch spot, but something tells me I’ll see a dinner booking pop up in my calendar before the end of this month! Between you and I, I’m not typically a dessert kind of guy, but you best believe I will be leaving room for Lebanese mochi and chocolate mousse.

We’ve enjoyed hype of our own this week, with enquiries rolling in immediately after launching 47/241 Arthur Street on Wednesday. Top-floor opportunities in the Teneriffe Apartments Woolstore don’t come up often, and when they do, they rarely stick around for long.
A light-filled, split-level apartment, with a mezzanine main retreat and lovely area views, it’s hard not to fall in love with this heritage home, perfectly positioned on the border of Teneriffe and Newstead. We’ll be there tomorrow at 9.50am if you’d like to take a look!

Across the road, 10/18 Helen Street sold for $1,975,000, achieving a fantastic result for the building. A modern apartment with a large covered balcony and views toward Teneriffe Hill, this is the perfect lock up and leave residence in a vibrant location.
If you’ve actively been buying or selling property, you’ll know that at the start of the month, new disclosure legislation was introduced in Queensland. This new regime has had major implications across the entire industry as sellers now bear a much greater responsibility to provide detailed information to buyers before entering a contract for sale.
I won’t bore you with the details – I’ll save that for the listing presentation – but in short, buyers must now receive a standardised Seller Disclosure Statement (Form 2) as well as a series of prescribed certificates prior to signing a contract for sale. Failure to comply with this obligation, or providing incorrect or incomplete information can result in a sale that is conditional until settlement, or further legal implications.
Designed to protect buyers in a fast-moving market, preparation and efficiency is key to avoid delays when parties show interest in purchasing a property. If selling a property has been on your mind, but you are unsure what the new disclosure regime entails, please reach out. Our team has put together a succinct but comprehensive guide to the new legislation which I’d love to share with you, and I am always happy to talk you through the process as well!

Back to the topic of new openings, I do have a suggestion that aligns well with our properties. On Sandgate Road, a promising new bakery awaits. Last weekend, Time and Temp opened their roller doors for the very first time and promptly sold out within their first hour of trading!
We scheduled our open home at 3/587 Sandgate Road at 1.30 PM on Saturday, so I fear we will certainly miss out on baked goods, but if you happen to be in Albion earlier in the day, please drop in and report back if you manage to get your hands on the goods!

One property we won’t be showing this weekend is 80/53 Vernon Terrace. This Parisian-inspired Mactaggarts Woolstore received several offers within the first weekend. For more information about this result, please feel free to reach out at any time.
See you this weekend at our open homes – it looks like it’ll be a cracker day to wander through some beautiful homes!
Talk soon,
Ben
