You know it’s the end of quarter when Georgie locks in to send our quarterly market update to the entire database; a mammoth job she handles with incredible efficiency. I may be tooting my own horn here, but I promise it’s a far more insightful read than Albo’s speech last night. If you think you might not be on our list, reach out and we’ll make sure you get a copy.
A $300 servo stop and back-to-back rate hikes weren’t exactly front of mind when we raised a glass to the new year, but in far more exciting news, I sam thrilled to share a couple of recent sales to kick off the second (!) quarter of 2026 on a high!
It comes as no surprise that 301/64 Macquarie Street changed hands in a matter of days. Occupying a rare corner position on the front of the Ansonia Woolstore, this residence boasts river views, sun-drenched interiors and an elegant renovation. The magical allure of the Woolstores drew the buyers back in from across the river, selling within a fortnight for $2,800,000.

Unit 75 in the London Woolstore, a top-floor gem with an external balcony, area views, and the kind of bones that invite you to either hold or transform, sold last week for $1,400,000. Two very different properties, two great outcomes.
The long weekend may be beckoning, but we’ve got plenty on the agenda before we tuck into the Easter treats. If you’re staying in town, we have a fantastic lineup of open homes this Saturday, all within striking distance of the city’s best hot cross bun dispensaries. We’ve woven our team’s top picks throughout, so you can plan your route accordingly.
Josh doesn’t shy away from indulgence, and Idle is literally on his drive to work, so a visit is non-negotiable. Choosing between the traditional and triple-chocolate is a decision he simply refuses to make and we’ve requested a few of each to share. Name a better pre-open-home snack.

There are apartments, and then there’s 33/22 Florence Street, where we’ll kick off our day. Perched on the top floor of the iconic Winchcombe Carson Woolstore, this 169 SQM split-level residence tells a story at every turn — original red brickwork, dramatic sawtooth ceilings, a rare Mote ladder rescued from a local factory, and a north-facing balcony with city views. This one needs to be seen in person. Join us at 9 AM tomorrow.
Just an original lift ride away (the kind you manually close for the full experience) is Unit 20 in the same building. One floor below, overlooking the residents’ pool, you’ll find a rare offering that’s as liveable as it is considered. Move straight in, or make it your own.

Next, we’re at the Dakota Woolstore at 10 AM, where you can view Unit 420 on the top floor and Unit 209 on the front of the building. If your preferred Saturday activity is sampling Brisbane’s HCB selection, consider this your intermission to zip across to James Street.
If there’s one thing I’ll freely admit, it’s that I have absolutely no time for fruit in any form other than its natural state. The thought of hitting a brandy-soaked sultana or candied orange inside soft, pillowy dough is enough to make my skin crawl, so I’ve gone straight for the most decadent option: Jocelyn’s Provisions chocolate HCBs.

Speaking of indulgence, 284 Harcourt Street would be the perfect setting for a lively Easter egg hunt and a leisurely brunch. Designed for a family that loves to entertain without compromising on privacy, it’s hard not to picture yourself settled in with a coffee while the morning light spills in. Offers close 8 April, so don’t let this one hop away.
If you feel like continuing the hot cross bun crawl, you’re only a short walk or drive from Jono’s go-to. Gluten and Jono don’t really get along, so Nodo has become something of a regular haunt. Fortunately, their hot cross buns, both regular and chocolate, are genuinely exceptional. It’s the one time of year he doesn’t feel the least bit short-changed when it comes to a good treat, because they’re better than the real thing!

101/54 Vernon Terrace is worth another look if it has been on your radar. Spanning 233 SQM across a split-level layout, this three-bedroom Woolstore residence has been extensively renovated to balance heritage character with contemporary luxury and a kitchen begging to host Easter lunch.
If you’ve soldiered through the full roster of open homes, chances are the fresh buns are long gone, but good old Coles always delivers. Some stores are a little more generous with the chocolate chips (Merthyr Village thankfully being one of them), and it simply isn’t Easter without Lou bringing in at least one packet to share around the office.
We won’t make it there in time this Saturday, but if you’re opting for buns over house-hunting, consider catching the ferry to Bulimba. Georgie spotted Darvella’s white and dark chocolate chip hot cross bun on Instagram, filled with either Kinder Bueno or KitKat cream. I have a strong feeling I’ll be dragged there on Sunday morning.
From all of us at Percival Property Group, we wish you a wonderful Easter weekend. Our office will be closed on Good Friday and Easter Monday, but our phones are always within arm’s reach. We hope to see you at our open homes on Saturday, or on the other side!
Talk soon,
Ben
