BRISBANE IS THE MOMENT

The circumstances may have changed, but the fundamentals haven’t.

Data lovers, we’re back. If you love a good figure, this email is for you.

Yes, 2026 has been rather tumultuous so far — significant global unrest, rate pressures, affordability challenges, and a serious Federal Budget shake-up. But the fundamentals that made Brisbane one of the country’s greatest property markets? Still very much intact.

Brisbane’s median home value sits at $1.06 million despite a rocky couple of months. Over the past 36 years, Brisbane has recorded the strongest long-term house price growth of any Australian capital — outperforming both Sydney and Melbourne from a much lower base.

For context: had Brisbane property simply kept pace with inflation since 1990, a $95,000 home would be worth under $250,000 today. Instead, premier pockets like New Farm have seen median prices rise over 2,000% in 35 years, now sitting at $3.37 million. That kind of growth doesn’t happen by accident. It was built on a long-term decline in interest rates, the rise of dual-income households, sustained interstate migration, and major infrastructure investment. Structural drivers — not flukes.

 Howard Smith Wharves redevelopment render

On that note, with the end of autumn came Victoria Park’s final days as we know it, making way for its transformation ahead of 2032. When one door closes, another DA gets approved elsewhere; Howard Smith Wharves just received the green light for a $500 million upgrade, cementing the riverside precinct as a world-class destination ahead of the Brisbane Olympic and Paralympic Games.

On the ever-evolving Teneriffe-Newstead border, the cranes keep moving. Cavcorp has lodged a DA for a luxury residential building at 55 Wyandra Street, promising sweeping river and CBD views, plus an 85-metre public laneway transforming a former Woolstore loading lane into a pedestrian link between Wyandra and Helen Street. Nearby, Frank’s Ducale offers 26 refined residences in one of Brisbane’s most sought-after inner-city addresses. Two boutique developments worth watching closely.

If you’re on my email list, I’ll assume you’re more likely to have a soft spot for properties with a storied past — and we have a few that deserve to be on your radar.

82/53 Vernon Terrace, Teneriffe

We’ve just launched this one bedroom apartment in the Mactaggarts Woolstore — Teneriffe’s only direct riverfront conversion. Think exposed brick, original timber beams, and the boardwalk literally at your door. If a character home with a riverside address is on your wishlist, this one’s worth a look tomorrow at 12 PM

209/64 Macquarie Street, Teneriffe

On the opposite end of Teneriffe’s main strip, heritage bones, a leafy private outlook, and the kind of light and character you can’t manufacture await. Unit 209 in the Ansonia Woolstore is one you should see if authentic inner-city living is what you’re after. We’ll be there Saturday at 10am.

62/54 Vernon Terrace, Teneriffe

Sitting above Ethel Street — one of Teneriffe’s most loved laneways — this renovated two-bedroom apartment in the Winchcombe Carson Woolstore brims with heritage features. Exposed brickwork sets the tone throughout, while ducted air conditioning, updated interiors, and a generous floor plan offer a combination of authentic charm and move-in ready convenience.

Powerhouse Terrace one-bedroom opportunity

Fully renovated and ready to move into, this Powerhouse Terraces one-bedder ticks many boxes — street-level access, a boutique complex, and my personal favourite feature: a dog bath, perfect for muddy paws after a frolic at New Farm Dog Park.

Speaking of dogs — we haven’t yet had a chance to share some very happy news. Avid readers may remember Oscar, our foster Greyhound. Lou found him his forever home at the end of May thanks to a Facebook post in a local Greyhound owner’s group. He’ll live out his days on acreage with a family we know was always meant for him, while we get to enjoy updates of this goofy guy forever!
