APARTMENT LIVING, HALLELUJAH

Obsession comes in all shapes and sizes it seems.

In case you don’t venture on that side of the internet, “Bieber Fever” has spread with a vengeance following his headlining set at Coachella, with streams jumping a massive 171% in a single week.

Of those 663.9 million streams, I can confidently say a solid portion have been playing in our office — though at least we’ve been spared the repeat listens. Georgie, our office DJ, is on leave, so us gents are left to the sounds of our own voices while Lou takes her daily trip down memory lane through her AirPods, from SWAG II all the way back to the ‘One Less Lonely Girl’ on repeat. To each their own.

I’m a far cry from a Belieber, but growing up with four sisters, I’m well-acquainted with the purple hoodies, bedroom wall posters and side-swept hair (which I’ll admit I also sported). It’s funny how things come full circle. In Year 6, he was the niche obsession of many teenage girls. Today, he’s a global icon with a discography that I’ll admit, even I appreciate.

How did you end up in a JB deep-dive, you wonder? I dare you to find one topic I can’t relate back to property. Just like Justin’s transition from teen sensation to Coachella’s most talked-about act, the humble brick walk-up and the heritage apartment — once typical entry-level and investor stock — have morphed, in a very short timeframe, from a niche buyer pool into the most hyped, sought-after sector in the market.

Bieber’s Coachella comeback wasn’t trying to recreate his youth; it was an authentic performance by a man who has found peace with his past. Apartments are no longer simply “the cheaper buy”. They’ve undergone a massive cultural rebrand. From entry-level walk-ups to extravagant heritage conversions and ultra-luxury developments, apartment living has become a cross-sector obsession.

Apartments are now the engine of Brisbane’s property growth. For the 2025–2026 period, Brisbane unit values have been rising at 18.3% annually, and in many inner-city pockets, apartment price growth is actually outpacing houses — units are forecasted at 7–10% growth versus 4–8% for houses in 2026.

Supply, meanwhile, is critically low. A 30% deficit in new dwelling supply relative to demand has created fierce competition, with only approximately 1,500 new units completed across the entire city in 2025 — a record low. Many of those were ultra-high-end luxury apartments well beyond the average buyer’s reach, turning older character brick walk-ups and heritage conversions into high-commodity assets.

Just like a Bieber setlist, our current portfolio has something for every kind of fan — whether you’re getting into the market, upgrading, downsizing, or a seasoned investor. Here are our latest drops.

106/88 Macquarie Street, Teneriffe

If the Bieber Renaissance is about returning to raw, authentic roots, this is the property equivalent. Located in the iconic Dakota Woolstore, Unit 106 leads with industrial soul — soaring ceilings, a generous courtyard, original brickwork, and a timeless character that has only gotten better with age. Much like a certain back catalogue we’re all rediscovering.

223/88 Macquarie Street, Teneriffe

For those who want the heritage bones with an elegant finish, Unit 223 strikes the perfect balance. Positioned on the quiet rear of the Dakota Woolstore, it offers a peaceful outlook and a large balcony that catches the most exquisite light come golden hour. The perfect spot for a morning coffee, evening drinks and perhaps a certain Spotify radio in the background.

5352/66 Lamington Street, New Farm

Now you could stay this apartment is ‘standing on business’. Low-maintenance, lock-up and leave living, nestled among lush greenery and century-old trees at one of New Farm’s most coveted riverside addresses. This corner residence combines a picturesque, tree-lined outlook with light-filled interiors; a luxurious inner-city retreat in a private, park-side enclave, perfect for those seeking lifestyle and convenience. We’ve just launched the campaign for 5352/66 Lamington Street.

We may have had a forced weekend off for ANZAC Day, be we’ll be making our open home comeback from today (and we promise our speakers won’t be joining Lou’s Spotify jam).

Ben
