CALL ME CUPID

A deal needs two sides to get across the line, and while we represent the seller, it’s our responsibility to pair a property with the buyers best suited to purchase it. If your mind went straight to ‘obviously, the highest offer’, think again. Let me explain.

We are in fact bound by contract to commit to achieving the maximum sale price for the property and seller we represent in the existing circumstances. Of course, a high price tag will always be looked upon favourably, but if it’s tied to murky conditions or settlement periods that don’t suit the seller’s plans, it may not necessarily be the winning offer.

Our priority is to bridge this gap and help both parties come to an agreement that is as favourable as possible to both. Why do I mention this?

Because our matchmaking doesn’t just happen at the pointy end of a campaign. I spend the majority of my days discussing future plans and potential scenarios with buyers as well as sellers. My mind is constantly connecting the dots – a never ending game of chess if you will, but as players move across the board, both sides win. How does that work in practice?

I mentioned last week that if you’re keeping an eye on the major portals only, you’re already late to the party. A four week campaign doesn’t suit every seller and a buyer may never stumble into the right open home. The beauty of our profession is nurturing and crafting the right connections so that when the time is right, we can draw on an elaborate network to create opportunity. Property matchmaking, if you will.

If you’re ready to buy, there is no time like the present. Throughout my career, I’ve seen so many people hold out for the ‘perfect’ property – for the most part, that ‘perfect’ property never materialised. In fact, waiting for ‘the right one’ only led to heart break, while property after property sold and values continue to rise, drastically reducing the pool of options over a short period of time.

In the world of property, good is better than perfect. Don’t pass up on opportunities because they require a bit of TLC. The cost and/or labour spent on smaller upgrades (think fresh paint, new carpets, changing cabinet fronts) are quickly recouped within the natural price growth of properties. Before you go property hunting, identify your non-negotiables, acknowledge the “nice to haves”, and understand what can be added or changed later.

It’s a bit like dating, with one caveat: you can’t change people and if your standards are reasonable, lowering them is never a good plan.
